Urban Economics Simulation

[Desciption]

A simulation of the real estate product cycle used to identify conditions and policy levers that support optimised housing affordability outcomes. Applies agent-based modelling combined with AI to explore market dynamics, developer behaviour, and affordability thresholds across product typologies.

[Model Objective]

A parametric value chain model that traces how a raw plot of land becomes a priced housing unit — and tests whether that unit simultaneously meets three policy objectives: affordability, minimum area, and minimum functional count. Five actors move the product along the chain — government, infrastructure provider, planning authority, developer, and buyer — each adding cost or imposing constraints before passing it to the next. The model makes the causal link between regulatory decisions and housing outcomes visible, tangible, and testable in real time.

The model will monitor unit price, unit area, function count, and cost composition — producing a simultaneous pass/fail against all three policy objectives for any given parameter configuration. It will support scenario comparison across key policy levers such as FAR, infrastructure subsidy, setback rules, and land price — revealing which regulatory changes have the most leverage over housing affordability outcomes.
